The 11,000 square foot project took less than two years to go through design, approvals, construction documents, engineering and construction. There are eight residential units and one commercial space plus covered parking. One 1-bedroom unit is on the ground floor. Four 2-bedroom units are on the second floor and the top floor has one 1-bedroom, one 2-bedroom and one 3-bedroom unit. The top floor units each have outdoor roof-decks. The house has an open plan living-dining-kitchen area, three bedrooms, three and a half baths, office, exercise room, two laundry rooms, and an over-sized garage with a small shop area. There will be a landscaped patio area outside of the living and kitchen with views of the canyon and great sun. There is a raised deck area outside the dining and office with view of the river. The project also included remodeling an historic shed from the early 1900's. The Living, Dining and Kitchen are situated on the top floor to take full advantage of the views and light with decks on each end. Four bedrooms and four bathrooms are spread over the lower two floors with an office/guest room located in the restored historic shed on the rear of the property. Each of the three historic structures received the Town of Telluride H.A.R.C. Award of Excellence for Rehabilitation and Restoration and one received the Award of Excellence for Compatible Addition. The house has an open plan living, dining, and kitchen area on the 2nd floor which capitalizes on the view and allows for maximum solar gain. The living room opens up to an adjacent patio via a 3-panel folding door. The master bedroom and bath are along the back of the house on the 2nd floor. The guest bedroom, bunk bedroom, guest bathroom, laundry, media room, mudroom and garage are all located on the ground floor. The main stairway was relocated to improve the openness, flow and layout of the main level Living, Kitchen, and Dining area. On the ground floor a new entry-mudroom was created and a family room was re-imagined. A new, large bunk room was located adjacent to the family room complete with its own private bathroom. The powder bath and remaining bedrooms were also refreshed.
